your next home:

  1. Schedule a Viewing
  2. Check the Neighborhood
  3. Check the Tax Records

First you need to contact one of our Florida Capital Realty agents. Each agent specializes in their specific area so If you know the area you want please contact the appropriate agent.  Next,  you want to schedule a viewing.  Usually homes that are vacant are ready to be viewed and if homes are not vacant it either means someone is occupying the property or the home needs some TLC-tender loving care!  Always view properties. You never know what you will find inside the home.

Checking the neighborhood is the next important tip.  Ask a Florida Capital Realty agent to run a report on the neighborhood of your dream location so you can analyze criminal activity,proximity to schools, churches, etc.  Finally you want to check the tax records.  Your goal is to dig around and find out some stats on the home.  The last thing you want to do is rent a home that is in foreclosure which will cause you to end up moving again.  Ask an Florida Capital Realty agent to pull up the “tax records” so you can know who owns it, how much debt they owe on the house (if any), and most importantly if the house is in foreclosure (i.e. is it showing as “Lis Pendis” which is Latin for lawsuit pending).
