Systems
We know the ins and outs of the REO/foreclosure business. From occupancy reports, cash for keys, evictions, BPO’s, MMR’s, property preservation, repair bids, listings, closing coordination, and auction coordination, we help achieve our bank’s sales reps and asset managers goals consistently. With our “standardization” business model we have a specific staff member assigned to a specific duty full time. This means faster turn around and more detailed attention to offers, or sales amendments, or BPOs, etc.
While we focus on results we also believe in achieving the universal goal of home ownership. We are big advocates of affordable housing and our goal is to see every buyer be a potential home owner one day. Thus, we have created stream-lined systems such as our “online offer portal” where consumers can input offers directly online.
Education
At Florida Capital Realty we pride ourselves in education. In fact, almost all of our team members have bachelors degrees or accreditation and our top management all possess masters degrees or doctorate degrees. We understand how education and “outside the box” thinking is critical to performance and we encourage all of our staff to focus on education both formal and informal.
Experience
With over 10 years of collected experience, Florida Capital Realty has been a proven market leader in South Florida. Working Capital
Being a direct brokerage company for many banks we understand the need of working capital. All of Florida Capital Realty’s assets utilities are turned on (and stay on) from initial BPO assignment to closing. We do not take short cuts. As a result we have up to $5,000 per property in working capital. Emergency repairs happen. It takes a good foundation to achieve execution and the backbone of that is working capital.
Vast Buyer Network
Our greatest strengths is our vast buyer’s network in South Florida. Florida Capital Realty is known as it was founded by the REO BROTHERS ™ (Aram & Tim) who are published authors and seasoned real estate agents that have closed over 2000 properties. They bring a large following to the table which Florida Capital Realty can offer its bank clients. If you need an REO serviced and sold within a 60-90 day period in Miami-Dade, Broward, or Palm Beach County, Florida Capital Realty has the buyer network to make it happen.
Florida Capital Realty provides the following REO management services:
- Same Day occupancy checks
- Performing police escorted evictions
- Negotiating Cash for Keys
- Re-keying properties, coordinating with contractors to use bank specific lock boxes, and codes
- Performing BPOs within 48 hours.
- Ordering Trash Outs
- Maintaining Landscape and Cleanliness of properties
- Listing and marketing homes (virtual tours, open houses, etc.)
- Providing marketing updated reports (MMR’s every 25 days)
- Ordering repairs, and working with contractors for a timely bid turnaround (within 72 hrs)
- Managing repairs, examining completed work, and ordering inspections when needed
- Maintaining utilities (water, electric, etc.) that are always on from initial assignment to closing
- Accurately following bank guidelines for invoice reimbursement (571′s, etc.)
- Processing and submitting ALL offers the same day of receipt
- Overseeing that all accepted contracts are closed by contract settlement date or sooner
